MCKINNEY, TX - (May 20, 2022)

St. Paul’s Square and Adriatica Senior Living have been renamed Bell Tower Flats and Bell Tower Reserve

Draper and Kramer, Incorporated, a national real estate services firm, today announced a new umbrella brand for two adjacent multifamily properties it owns and manages within the Adriatica Village mixed-use development in McKinney, Texas, a suburb 30 miles north of Dallas. St. Paul’s Square, a four-story, 211-unit luxury rental community, has been rebranded Bell Tower Flats, while the neighboring Adriatica Senior Living, a 121-unit, amenity-rich rental community for active seniors, has been rebranded Bell Tower Reserve. Draper and Kramer acquired the two properties in 2019 and 2020, respectively.

The new Bell Tower brand pays homage to a 128-foot tower with three functioning bells that stand as the centerpiece of Adriatica Village, which is modeled after a Croatian fishing village with Mediterranean-style buildings, quaint cobblestone streets, and boutiques, restaurants and entertainment within walking distance of residences.

“The connection between these two properties is more than just location – they both offer residents the same high level of service and quality residential experience that our Draper and Kramer management team prides itself on delivering,” said Julie F. Stevlingson, CPM, senior vice president and director of management services with Draper and Kramer. “Our new Bell Tower umbrella brand reflects that relationship and the fact that these communities share some staff and operations, while also celebrating the individual identifies of these properties and the distinct lifestyles they each offer their residents.”

As part of the rebranding, Draper and Kramer also made updates to amenity spaces and common areas at both buildings.

As part of the rebranding, Draper and Kramer has also made updates to amenity spaces and common areas at both buildings. At Bell Tower Flats, which offers large one-, two- and three-bedroom units, the original gym, lounge, leasing office and an unused storage area have been reconfigured into a larger social lounge and full fitness center. The leasing center has been relocated to a different part of the building and updated, including the addition of a coffee bar, and modifications have been made to the building’s pool area. Bell Tower Reserve, which provides independent senior living with a mix of large one- and two-bedroom units with luxury finishes, received cosmetic updates to amenity spaces and common areas, including new carpeting and paint throughout.

“Renter preferences have evolved over the past two years, in large part due to lifestyle changes stemming from the pandemic, and we were able to make some adjustments and expand amenity spaces based on changes in habits for everything from remote work, to socialization, to fitness routines,” said Stevlingson.  “We also had the opportunity to refresh and update the look of some of the shared spaces our residents use every day.”

As part of the new branding and to support wayfinding, Draper and Kramer has also introduced new logos and signage that differentiate the two buildings by color scheme, with green for Bell Tower Flats and blue for Bell Tower Reserve.

The McKinney buildings are two of three properties Draper and Kramer owns and manages in Texas, including Crest at Las Colinas Station, a 374-unit luxury rental community in Irving, a northwest suburb of Dallas.

One of the largest property management firms in Chicago, Draper and Kramer has a residential management portfolio of more than 8,000 rental units across Chicago, Dallas, St. Louis and San Antonio.
