120-unit mixed-use development near historic Wrigley Field scheduled to welcome residents this fall

Draper and Kramer, Incorporated, today announced pre-leasing is underway for Wrigleyville Lofts, the developer’s new 120-unit mixed-use project at 949 W. Dakin St. in Chicago’s Wrigleyville neighborhood. Located across the street from the Sheridan Red Line station and two and a half blocks north of Wrigley Field, the community is currently under construction and will welcome residents this fall.

Designed by Sullivan, Goulette & Wilson Architects, the seven-story building will offer 108 one-bedroom/one-bath and 12 two-bedroom/two-bath units ranging in size from 620 to 1,040 square feet. Rents start at $1,700 per month.

“Leasing activity across our Chicago portfolio has been incredibly strong throughout spring and early summer as the city reopened, and we expect that trajectory to continue,” said Blas Puzon, chief investment officer for Draper and Kramer. “Many people are now once again considering urban apartment living as they reevaluate their housing needs, so we’re excited to introduce Wrigleyville Lofts as the newest option in one of Chicago’s most popular and vibrant neighborhoods.”

James Elsman, development manager for Draper and Kramer, added that the size and location of Wrigleyville Lofts – with its proximity to neighborhood bars and restaurants, the ballpark, several transit options and amenities along the lakefront – will be especially appealing to prospective residents. “There is nothing else like the energy and activity of Wrigleyville in the summer, and Wrigleyville Lofts places residents close to, but not in the middle of, all the action,” he said. “Those already drawn to the neighborhood will also appreciate Wrigleyville Lofts as a new-construction option in an area that is known for its older, vintage residences.”

Apartments at Wrigleyville Lofts will feature 9-foot, 4-inch ceilings with exposed structure and ductwork; large windows allowing for plentiful natural light; stone countertops and stainless steel appliances in kitchens; full-size stackable washers and dryers; and additional storage.

The community also gives residents access to amenity spaces including a rooftop deck with views of Wrigley Field and Lake Michigan, as well as grills, outdoor dining space, a fire pit and TV viewing area. Inside, common areas include a large lobby with several meeting and gathering areas, along with a coffee area where residents can sip beverages and check their train status on a live transit monitor. Other first-floor amenities include a private clubroom with bar/kitchen, fitness center, heated bike storage room and private parking garage.

Additionally, the building features 14,000 square feet of ground-floor retail space. Lakeview Ace Hardware, which occupied the single-story structure that previously stood on the site, will return to anchor the corner space at Sheridan and Dakin, with an opening scheduled for September. Its owner, Joe Lomanto, is also a minority partner in the development. Three additional retail spaces range from 1,300 to 2,200 square feet and are available for lease.

“We are in talks with a number of prospective tenants that would enhance the lifestyle at Wrigleyville Lofts and also be a great fit for the surrounding community,” said Elsman.

In addition to enjoying proximity to neighborhood businesses, residents of Wrigleyville Lofts will be just four blocks west of Lake Michigan and the Lakefront Trail, an 18-mile recreational path, as well as other lakefront attractions like Montrose Beach and Fullerton Beach, the Sydney R. Marovitz Golf Course and the Belmont Harbor Dog Beach.

Leopardo Construction is serving as general contractor for the project. Gershman Mortgage arranged for project financing.
