Suburban apartment community in Palatine, Ill., will offer updated residences and amenity spaces

Village Park of Palatine, a 448-unit apartment community in Palatine, Ill., is getting a new name and look following its acquisition earlier this year by Chicago-based Draper and Kramer, Incorporated. The full-service real estate firm today announced it has commenced an $8.25 million renovation of the community, which has been rebranded as The Clayson in a nod to the late George Clayson, an early Palatine resident and former village board member. 

Located at 852 W. Panorama Road, off North Quentin Road between Dundee Road and Northwest Highway, The Clayson includes 15 two and three-story buildings with total of 448 rental units, including a mix of one-, two-, and three-bedroom apartmentsAll units in the community are being improved through a phased renovation, with leasing for the first offering of updated residences currently underway for immediate move-inRents for updated units range from $892 for a one-bedroom to $1,485 for a three-bedroom 

By rebranding this property as The Clayson, we’re introducing not only a new name, but also an entirely new residential experience for renters in this area,” said Michael Lojas, leasing and marketing director of Chicago-based Draper and Kramer. “We’ve drawn on our firm’s years of expertise to plan a renovation that addresses renters priorities’ for features in their individual residences, as well as the lifestyle the community offers thanks to a number of new amenities and updates to existing ones. We’re excited to have renovations underway and can’t wait to unveil our work to new and current residents alike.”   

Renovations of individual units at The Clayson are already in progressincluding floor plan changes in select apartments to create more open designs. All units are also being updated with a new package of interior finishes, including wood-inspired flooring and upgraded kitchens with white shaker-style cabinets and stainless steel appliances.  

The finishes and color palette are very clean and modern, with everything coordinated to create the look we know from experience will resonate with renters,” said Lojas.  

As part of the common area improvements, an existing clubhouse is being remodeled to include a new resident lounge area with a bar, built-in kitchen and fireplace; a fitness center offering on-demand exercise classes; and a new leasing office. Additionally, Draper and Kramer is adding a sun deck with a fire pit and outdoor grilling station, and a new dog park and bocce ball court, which will take the place of an existing tennis court. These new offerings will open in fall 2017, joining existing amenities at The Clayson including an outdoor pool, sand volleyball court and a walking path circling a private pond 

“These amenities will enhance the day-to-day lives of renters at The Clayson and also give them spaces where they can get to know their neighbors and host family and friends,” said Lojas.  

Other planned improvements include new paint and carpeting in hallways and common areas, as well as new exterior paint, roofing and a resurfaced parking lot. 

The Clayson offers a convenient location in proximity to transportation arteries including Northwest Highway, Dundee Road and Route 53, as well as the Palatine Metra stationResidents have access to plentiful dining and entertainment options in downtown Palatine as well as surrounding areas including Schaumburg, Arlington Heights and Buffalo GroveThe community is also just minutes from nearby forest preserves, parks and golf courses, offering residents a variety of recreational opportunities.
