Draper and Kramer Starts Construction on Moda at The Hill Rental Development in St. Louis’ The Hill Neighborhood
Draper and Kramer, Incorporated, a national real estate services firm, today announced it has started construction on Moda at The Hill, a new development of 225 rental residences in St. Louis’ historic The Hill neighborhood. Expected to open in late spring 2022, the four-story apartment building is part of a larger 11-acre master planned community, led by Draper and Kramer, that also includes single-family homes being developed by McBride Homes and a condominium building site.
Located at 2100 Boardman St., just south of Interstate 44 and west of Kingshighway Boulevard, Moda at The Hill will offer a mix of modern one- and two-bedroom units measuring from 600 to 1,200 square feet, as well as a full suite of hospitality-inspired amenities. Additionally, the development’s infill location in The Hill puts residents within walking distance of dozens of local restaurants, shops, markets and parks, and a short drive from Forest Park – home to the St. Louis Zoo and St. Louis Art Museum – as well as Barnes-Jewish Hospital and downtown St. Louis.

Bancroft noted Moda at The Hill is the third new-construction multifamily development Draper and Kramer has built in St. Louis, following EVO Apartments and EVO Flats, which are both located in Richmond Heights. The firm also owns Hampton Gardens, a 525-unit apartment community located just south of The Hill. Draper and Kramer has owned and operated apartment properties in St. Louis since 1939.
“Our work developing and managing multifamily properties in St. Louis has given us deep insight into the local rental market and, even more importantly, what renters here want and respond to – all of which drove our approach to Moda,” said James Elsman, development manager for Draper and Kramer. “We saw a unique opportunity in The Hill to replace an assemblage of former factory sites with a walkable community of homes and apartments in the character of this historic neighborhood that means so much to many in St. Louis. We have enjoyed working with Alderman Joe Vollmer and The Hill 2000 neighborhood association in bringing that vision to life.”
Individual residences at Moda will feature modern kitchens with granite countertops and stainless steel appliances, as well as private balconies.
Amenities at Moda include community lounges, a fitness center, yoga studio, coworking spaces and pet care facilities. Outdoors, residents will enjoy a large landscaped pool courtyard with cabanas, grilling stations and fire pits. An above-ground garage will provide parking for 250 vehicles.

The project is being built by Holland Construction and was designed by Humphreys & Partners Architects. Construction financing was provided by Gershman Mortgage.
