Phase 1 of new-construction rental development brings 281 apartments to Richmond Heights

Draper and Kramer, Incorporated, a full-service national real estate firm, announces that leasing and first move-ins have begun for the first phase of EVO, a four-phase new-construction rental development that will ultimately bring more than 800 luxury apartment units to suburban St. Louis. 

Located 9015 Eager Road in the popular suburb of Richmond Heights, Mo., EVO includes four planned rental buildings that are scheduled to be completed by 2020. EVO’s first phase features a four-story apartment complex with 281 units, including studio, one- and two-bedroom residences, with rents starting at $1,100. First move-ins began earlier this fall.  

It’s been just over a year since we broke ground for the first phase of EVO, so it’s extremely fulfilling to reach this milestone and see how well-received the development is among St. Louis-area renters,” said Michael Lojas, leasing and marketing director for Chicago-based Draper and Kramer. “Richmond Heights is a terrific location, with easy access to downtown St. Louis via Interstate 64 and the Metro system, plus there’s a vibrant local scene with plenty of nearby choices for shopping, dining and recreation. Now, renters have a new apartment option in this sought-after area, with premium amenities and great unit features that will perfectly complement the lifestyle they want to enjoy.”  

According to Lojas, there are limited options in the immediate area for new-construction apartments, making the modern floor plans and finishes at EVO especially attractive to renters. Floor plans, which measure 572 to 1,210 square feet, feature open layouts with island kitchens or breakfast bars, plentiful storage space including walk-in closets, in-unit laundry and private balconies. Finishes include laminate wood flooring, granite countertops and dark espresso cabinetry. Select premium units also include a fireplace and private walk-out porch or patio.  

Additionally, residents have access to a full suite of amenities at EVO, including a heated outdoor saltwater pool that will be open year-round. The pool deck also features private cabanas and outdoor kitchen prep areas with gas grills.  

A saltwater pool is great from an operational standpoint because it requires less maintenance, plus residents love that it uses fewer chemicals and is gentler on their skin,” said Lojas. The pool will also be available to residents 24 hours a day, which is different from most rentals in the area.” 

Other amenities include a dog/pet spa with two pet-washing stations; an 1,100-square-foot 24-hour fitness room; a yoga/spin studio where instructors will be brought in regularlycatering kitchen; business center; and a package delivery/retrieval locker system wherein residents receive a notification and access code via text or email when they have a package waiting for them. An indoor rooftop sky deck, which will feature lounge areas and a bar surrounded by windows that showcase views of the St. Louis Arch, will be completed in early 2017.

With construction on the first phase of EVO expected to be complete in early 2017, Draper and Kramer is now looking ahead to the development’s second phase, which has already broken ground and will include 46 townhome-style residences.  

“With a project of this scope, we have the opportunity to create a variety of rental options to appeal to the range of renters who are attracted this area,” said Lojas. “We’re excited to build on the momentum already underway at EVO as we move this project forward.” 

EVO is less than 10 miles from downtown St. Louis and also neighbors the popular suburb of Clayton. The surrounding neighborhood features multiple bike trails and outdoor spaces; nearby grocery options including Whole Foods and Trader Joe’s; shopping at the Galleria Mall and the Promenade at Brentwood; and a variety of restaurants such as Bonefish Grill, PF Changs, Weber Grill and Mai Lee.
