Wheaton Center rental community recognized for its amenities package, property management team

Full-service national real estate firm Draper and Kramer, Incorporatedannounces it was honored with two awards at the annual Chicagoland Apartment Marketing and Management Excellence (CAMME) awards ceremony, which took place Nov. 3. Presented by the Chicagoland Apartment Association and the Chicago Tribune, the CAMME Awards celebrate excellence in the multifamily housing industry.  

Both awards recognized Draper and Kramer’s Wheaton Center community, a six-building, 758-unit rental development in downtown Wheaton, Ill. The property was honored in the category of Community Amenities Package and Assistant to Property Manager. The former award highlights innovation in use of space, functional layout of amenities, marketing appeal and design.  

Wheaton Center is a special development for us because we not only took over as the property management firm, but also fully redeveloped the property,” said Julie F. Johnson, CPM, senior vice president and director of management services for Draper and Kramer. “Based on our experience and knowing what amenities resonate the most with renters, it was the perfect opportunity to reimagine the amenity mix. It’s extremely gratifying to have our strategic thinking around this property’s amenity offerings recognized by the CAMMEs.” 

Amenities at Wheaton Center now include a state-of-the-art fitness center with virtual fitness studio, free weights, and cross training/core strength and cardio equipment; a club room with a large screen TV, pool table and shuffleboard courts; a cyber café; tennis courts; a swimming pool with an outdoor sundeck and private cabanas with large screen TVs, fire pits and cooking grills. The community also has a bark park and pet grooming station. 

Additionally, Draper and Kramer’s Sam Groppi received a CAMME in the category of Assistant to Property Manager for his excellence in managing the day-to-day operations at Wheaton Center. 

“The property management team is an integral part of the success of any rental community, and we’re extremely proud of Sam for his work at Wheaton Center,” said Johnson. “He really made residents feel at home, and played a key part in developing the budget and implementing an effective marketing program that increased traffic, retention and renewals.” 

Groppi has held various positions at Draper and Kramer since joining the firm in 2012. He was the operations manager at Wheaton Center for the past two and half years, and last month became a pricing manager at Draper and Kramer’s corporate headquarters. Prior to his role at Wheaton Center, Groppi was an assistant property manager for Draper and Kramer’s Prairie Shores Apartments and a leasing consultant for 1350 N. Lake Shore Drive. Groppi has a bachelor’s degree in economics from Kalamazoo College.
